16 Sierra: A rising address taking Puchong South to new heights

LOCATED in the heart of Klang Valley’s southern growth corridor, 16 Sierra is a unique 217ha integrated lifestyle township in Puchong South developed by IOI Properties Group Bhd (IOIPG).

Drawing its name from its 16 precincts with thematic gardens, 16 Sierra offers landed homes to home seekers looking for larger living spaces with proximity to nature, while still having easy connectivity.

“Sierra comes from the Spanish word for ‘higher ground,’ evoking its exclusive and elevated outlook as a plateau rising from the surrounding area, as well as its upscale product mix,” says IOIPG group chief operating officer Teh Chin Guan.

“We planned the township to bring people and places together, with interconnected walkways between our residential precincts and recreational spaces, as well as a direct MRT connection with good last-mile connectivity. Our first few landed launches such as Adenia, Areca, Odora and Lyden saw strong take-up rates among home seekers, forming the nucleus of the 16 Sierra community.

“As it grew, we brought in commercial spaces in Sierra Zentro 1, offering 99 units of three and four-storey shop offices providing a wide range of amenities and lifestyle conveniences.

“Families also benefit from quality educational institutions within the township such as Rafflesia International & Private Schools. With the addition of high-rise launches such as La Thea Residences and Zentro Residences, 16 Sierra has transformed into a self-sufficient township and vibrant centre of gravity in the area.

“Today, it is home to an estimated population of 12,000, with 3,005 completed units in nine precincts.”

Connectivity driving growth and commercial vibrancy

16 Sierra is well-connected with a diverse range of commercial, educational and healthcare amenities within a 10km radius, including the 2.5 million sqft IOI City Mall, Taylor’s International School Puchong, Limkokwing University, Hospital Serdang and Hospital Putrajaya.

It also offers prime accessibility to the South Klang Valley Expressway (SKVE), Lebuhraya Damansara-Puchong (LDP) and Maju Expressway (MEX).

The township has celebrated many significant milestones in the past two years, including the launch of the 16 Sierra MRT station in March last year, as well as the opening of Sierra Fresco, a 4.3ha commercial hub with 98,000sqft of lettable space, in September 2023.

16 Sierra will also welcome its first transit-oriented development (TOD) next to the MRT station this year, with vibrant complementary commercial spaces planned nearby.

“Our newly-completed Sierra Fresco is owned and managed by IOIPG, enhancing 16 Sierra’s community lifestyle experience with a street mall concept featuring carefully selected brands with anchor tenants,” says 16 Sierra general manager Calvin Sew.

“Plans are in the pipeline to further expand this commercial precinct with more drive-through restaurants and F&B outlets. We established The Tribe Glamping to round out 16 Sierra’s recreational pull factors and as part of the township’s placemaking initiatives.”

Sew adds that The Tribe Glamping can accommodate up to 40 people at any time and offers eight tastefully decorated Teepee tents in a curated outdoor setting within Amigo Clubhouse.

“This placemaking initiative is a great escapade for team-building and gatherings for family and friends. Phase 2 is in progress now, adding five more Teepee tents for a total of 13,” says Sew.

“Since its launch, The Tribe Glamping has received an overwhelming response from the public and has quickly become a hotspot for leisure seekers, complementing the family demographics of our landed residences.

“We even created an ecosystem for firefly habitats to thrive in the vicinity of The Tribe Glamping site. With this balanced mix of retail and recreational components, we drive the transformation of 16 Sierra from a residential enclave into an integrated township with vibrant commercial and lifestyle offerings.”

Exciting projects in the pipeline

By Q1 2024, 16 Sierra will see the launch of its first TOD, comprising serviced apartments located 100m away from the 16 Sierra MRT station.

Spanning 1.62ha acres, this will be the township’s first GreenRE-certified development, comprising one high-rise 38-storey residential tower (Block A) and one low-rise seven-storey residential block (Block B) which features 601 serviced apartment units, with 547 units in Block A and 54 units in Block B.

Built-ups range from 550 to 1,130sqft, suitable for a wide range of home seeker needs, from affordable 1+1 bedroom units for younger home seekers to larger four-bedroom layouts for multigenerational families.

“This ‘missing link’ complements the township’s road accessibility and rounds out its robust connectivity profile, along with plenty of amenities catering for the daily needs of residents. Show units are currently under construction and will be officially launched by end-March 2024,” said Sew.

“Not to be missed, we launched Aster two months ago, offering 121 units of 2-storey terrace homes (individual title) with built-ups from 2,349 to 2,421sqft in a 3.64ha guarded community and a designated 0.32ha Spectrum Garden.”

The terrace homes come with solar photovoltaic conduits, electric vehicle (EV) charging points, a dedicated parcel box, a solar water heating system and water booster pump, as well as a digital lockset, home alarm system and wheelchair-friendly doorways.

“Also in the pipeline, Oakleaf is slated for launch in Q1 2024, with 272 units of three-storey townhouse units with built-ups from 2,110 to 2,497sqft in three-bedroom, three-bathroom layouts catering for multi-generational families.

“The onsite show units will be ready in March. Moving forward, plans are in the pipeline for more exciting product launches. It will be a very busy next few years ahead for us,” he added.

Resident-only facilities amid lush green spaces

16 Sierra features proximity to nature with its themed gardens, placed throughout the township with interconnected walkways bringing the people-centric community together under the “Play, Learn & Bond” concept.

The gardens, which include the Rainforest, Spring, Chimes and Tic-Tac-Toe Garden, are typically paired with specific precincts to give each phase its own unique character, with playgrounds and exercise stations fostering social interaction and fitness routines.

The gardens’ interconnected walkways lead to 16 Sierra’s Central Park, comprising 2.91ha of lush green spaces, serving as the township’s communal centrepiece with an outdoor amphitheatre, tai chi lawns, basketball and futsal courts and much more.

An RM2.4mil enhancement initiative is ongoing to upgrade facilities with a new pet-friendly park, enhanced dedicated archway, bicycle pit, LED solar-powered compound lighting, and 3m-wide walkways, park benches, gazebos and perimeter fencing refurbishment.

Meanwhile, the Amigo Clubhouse nearby includes resident-only lifestyle facilities such as a gymnasium, 40m lap pool, yoga deck, children’s pool with tipping bucket and slides, and interactive children’s play area.

“We also built walking, jogging and cycling pathways lined with shady trees next to our arterial roads, promoting a walking and biking community, while placing EV charging stations and solar-powered streetlights at Sierra Fresco to lower carbon footprints,” says Sew.

“We have installed solar panels on our sales gallery’s roof, as well as Sierra Fresco common areas, the Amigo Clubhouse and the project office.

“Since 16 Sierra’s launch, we have planted more than 11,000 trees across the township, in line with IOIPG’s commitment to environmental, social and governance principles.”
