IOI Properties, Marriott expand hospitality portfolio with The Westin Puchong
IOI Properties Group Bhd (IOI Properties) is expanding its hospitality portfolio through a partnership with Marriott International to introduce The Westin Puchong, a 324-room five-star hotel expected to open by June 2030.
The hotel will operate under an Operation and Management Partnership between IOI Properties and Marriott International and will form part of the IOI Rio City master plan in Bandar Puteri Puchong, complementing existing developments including Four Points by Sheraton Puchong and Puchong Financial Corporate Centre.
IOI Properties Group COO (Property investment) Chris Chong said The Westin Puchong would mark the arrival of the first internationally branded five-star hotel in Puchong, featuring more than 20,000 sq ft of meeting spaces and premium lifestyle amenities catering to business and leisure travellers.
“The arrival of Westin to Bandar Puchong is expected to elevate the Puchong area as a top choice for upscale corporate and leisure travellers from Kuala Lumpur,” he said during the signing ceremony today.
IOI Properties’ hospitality and leisure portfolio currently comprises nine hotels with a total of 3,075 rooms, while the addition of The Westin Puchong, W Singapore – Marina View and other upcoming projects would expand its room capacity by another 907 rooms by 2030.
Chong said the expansion supports IOI Properties’ strategic transition towards growing recurring income asset portfolios, with the combined contribution from its property investment and hospitality and leisure segments increasing from 15.2% in 2021 to 52.8% in 2026.
He also said the hospitality and leisure segment recorded RM622 million in revenue, representing an 80.8% increase from RM344 million previously, and now contributes 20.4% to the group’s overall revenue.
IOI Properties said the investment cost for The Westin Puchong is expected to be close to RM500 million, while the wider Phase 1 development of IOI Rio City, including the retail component, will involve investments exceeding RM1 billion.
IOI Mall Rio will be expanded with more than 1 million sq ft of additional retail space, alongside other components including offices, hotels and entertainment facilities as part of the wider IOI Rio City development.
IOI Properties also said the decision to introduce The Westin brand in Puchong was supported by confidence in the township’s future growth, driven by upcoming residential, commercial and retail developments in the area.
Meanwhile, Marriott International vice-president for hotel development, Asia Pacific Andree Susilo said the partnership with IOI Properties represents a continuation of a relationship that has expanded across Malaysia, Singapore and China over the past two decades.
“Together with IOI Properties, we look forward to creating a destination here in Puchong that supports the township’s next phase of growth while delivering meaningful experiences for both business and leisure travellers,” he said.
Andree said The Westin brand focuses on a lifestyle and wellness-oriented hospitality experience, with the concept designed around comfort, relaxation and wellbeing to meet changing traveller preferences.
He added that Marriott International expects the development to support Puchong’s growth by attracting more business and leisure travellers, while creating employment opportunities and providing training for hospitality professionals.
IOI Properties said The Westin Puchong is expected to create approximately 220 jobs and contribute to the wider IOI Rio City master plan.
