IOI Properties launches RM1.8 bil industrial park in Banting, Selangor

BANTING (Dec 8): IOI Properties Group Bhd (KL:IOIPG) has officially launched its latest 322-acre industrial development named IOI Industrial Park @ Banting in Kuala Langat, Selangor on Monday.

The launch was in tandem with the opening ceremony of its sales gallery, IOI Galleria @ Banting, at the project’s site. 

With a gross development value of RM1.8 billion, the industrial park will be developed in two phases. The first phase will offer 103 units of detached, semi-detached and cluster factories as well as individual land plots. 

The first phase is expected to be completed in the next two years. 

The detached factories will feature built-up sizes of 27,895 sq ft and land sizes of 180ft by 221ft, as well as 800 Amps of power and elevated production area ceilings up to 12m. 

The semi-detached factories will offer a built-up of 14,124 sq ft and land sizes of up to 90ft by 200ft. The cluster factories will have built-up sizes of up to 9,499 sq ft and land sizes of up to 85ft by 150ft. Details on the selling prices and the second phase will be revealed later. 

In his welcome address, IOI Properties chief operating officer of property development (Malaysia) Teh Chin Guan said, “The industrial landscape is shifting. Investors and stakeholders are now prioritising spaces that are not just efficient but are sustainable, future-ready and environmentally friendly.”

As such, Teh announced that IOI Industrial Park @ Banting has received the GreenRE provisional Bronze certification. 

Some of the park’s green features include solar streetlights, solar-adaptable rooftops, electric vehicle charging stations, water-efficient fittings, rainwater harvesting system, waste recycling drop-off point and composting facilities. 

“Beyond the conservation of energy and water, we have engineered the industrial park for resilience and effective water management. Besides drainage, the industrial park will feature a bioswale and a water retention lake, which has already been formed to manage stormwater runoff naturally," Teh added.

“Furthermore, we promote waste management, targeting to recycle or salvage 80% of non-hazardous construction materials.”

For the project, the developer is targeting industries related to air freight, including luxury items and electronic components, manufacturing, pharmaceuticals as well as industries that require high power supply, like data centres. 

Officiating the launch of the industrial park, Selangor state executive councillor for investment, trade and mobility Ng Sze Han said, “[This park is critical because] it’s doing three things. One, high-value investments. This is a launchpad. We are targeting the New Industrial Master Plan 2030 sectors, such as electrical and electronics, biotechnology and logistics. These are the industries that will define the next era.

“Two, intelligence. We need high-skill employment. The most valuable resource in the world today is talent. We are driving demand for a skilled workforce right here in Kuala Langat. That elevates income. And three, throughput. We are enhancing trade efficiencies. We are positioning this park to maximise the flow of goods. This strengthens Selangor’s gross domestic product,” Ng added. 

IOI Industrial Park @ Banting is accessible via the KLIA Extension Highway, North-South Expressway Central Link, North-South Expressway, South Klang Valley Expressway, Federal Highway and the Putrajaya-Cyberjaya Expressway. It is also 15km from the Kuala Lumpur International Airport Terminal 1, 52km from Port Klang and 7km from the under-construction West Coast Expressway Banting Interchange.
