IOI Central Boulevard Towers: Workplace of the future

IOI Central Boulevard Towers, a landmark mixed-use development by IOI Properties Group, is set to be completed soon. It has already secured two blue-chip multinational firms as anchor tenants in its office towers – tech giant Amazon and investment bank Morgan Stanley.

The efficient central-core layout of the two towers, with column-free floor plans, provides spacious, uninterrupted areas that can easily be adapted to tenants’ needs.

With most employees returning to the office, accessibility is as important as a coveted prime CBD address. Located at 2 Central Boulevard, IOI Central Boulevard Towers will have a direct underground link to Downtown MRT Station via the basement level.

Connecting professionals to neighbouring financial hubs, are two sky bridges that link to One Raffles Quay and Asia Square Towers, providing seamless and sheltered access to Raffles Place, Marina Bay and Shenton Way MRT Stations.

Drivers can also easily connect to major expressways, Marina Coastal Expressway (MCE) and the Ayer Rajah Expressway (AYE) for access throughout Singapore.

A diverse range of amenities

Besides proximity to public transport, another key component for the workplace is the availability of eateries. The mixed-use development also features 30,000 sq ft of dining and retail spaces as well as childcare facilities. Various F&B establishments – featuring a mix of local and international cuisine – cater to those working within the building and the neighbouring buildings. To date, 70% of the retail space has been taken up.

Central Pulse and Central Green are designed to be not just sheltered public plazas with a soaring 9m ceiling height, they are also ideal as communal space to gather, mingle and form meaningful connections.

Located on Level 7 is the signature restaurant, Sospiri, a new dining concept by the ilLido Group, helmed by renowned Italian restaurateur-chef Beppe De Vito. The restaurant is also ideal for celebrating any milestone or special event.

Working parents with young children will have peace of mind with Superland Pre-School located at Level 4. The centre will provide childcare facilities and programmes catering to children from infanthood to early childhood.

For the convenience of those who drive, the carpark on Levels 3 and 4 will accommodate 266 cars with an electronic car parking system in place. There are also parking and charging points for electric vehicles.

Sky garden, wellness facilities

Biophilia is an essential element of the development, with a big portion devoted to greenery.

With the mental, physical and social well-being of employees being top priorities for organisations, office workers and guests can visit Central Green, the sky park at Level 7, where they will find 60,000 sq ft of greenery. From aromatic and air-filtering plants to trees with phytoremediation properties, this micro-habitat brings nature right into the heart of the city. Set amid the landscaped garden are lookout decks, meeting pods, and a 200m jogging track to promote health and wellness.

The building also has amenities to support tenants opting for greener commute, including 327 bicycle lots and fully equipped end-of-trip facilities.

Sustainability features

IOI Central Boulevard Towers has been accorded the Green Mark Platinum and Universal Design Mark Gold certifications by the Building & Construction Authority for its sustainability features and inclusive design elements that ease accessibility around the development.

IOI Central Boulevard Towers' top-tier digital infrastructure and use of smart technology have also earned the WiredScore Platinum rating, the highest standard of performance and resilience in an office building.

All tenants of IOI Central Boulevard Towers will be able to access an app, allowing them to pre-register guests, provide feedback on building operations and maintenance issues, book facilities and even make restaurant reservations.
